1. Provider and contact

Verinido is provided by Pablo Adrian Fernandez Terra, a Swedish sole trader, Södra Ligården 12, 425 30 Hisings Kärra, Sweden. Support: support@verinido.com; legal notices: legal@verinido.com; telephone: +46 73 412 29 67. Business disclosures are available through /operator and are supplied before a paid contract. This edition is prepared for launch, not yet in force. It applies only when explicitly presented and accepted for the relevant service; opening an account, reading this page or accepting an offer of partnership does not by itself activate paid services. Existing agreements keep their recorded version.

2. Who contracts with whom

Verinido provides booking, verification, payment-status and administration tools after a host and guest find each other. The host supplies the accommodation and contracts directly with the guest; Verinido is not the landlord. The host must disclose whether they act as a trader or a private individual. The platform service is separate from the accommodation contract. The accepted booking records the property, parties, dates, total price, house rules and cancellation terms. Mandatory rights take precedence over inconsistent provisions.

3. Host responsibilities and calendar

The host must have authority to let the property, maintain required registrations and permits, provide accurate descriptions and safe, lawful accommodation, honour confirmed bookings and keep availability current. Verinido does not support automatic synchronisation with other booking calendars. We strongly recommend using Verinido as the sole calendar for private rentals; its booking link can be shared or placed on the host's website. If other channels are used, the host must block unavailable dates before accepting bookings and bears responsibility for double bookings.

4. Guest responsibilities

The person booking must be at least 18, authorised to book for the group and provide accurate contact and traveller information. Guests must meet lawful identification requirements, pay the disclosed total, respect the agreed occupancy and house rules and report material problems promptly. An adult provides required information for children where appropriate. No term makes a guest automatically liable for unproven damage or prevents them from exercising statutory rights. Keep account access secure and notify support of suspected misuse.

5. Prices and payment

The host sets the accommodation and cleaning prices. The guest service fee is €30 plus 10% of accommodation and cleaning, including applicable VAT. The exact EUR total and any separately agreed deposit are shown before payment; a private deposit is not a Verinido-protected payment. The host pays €0 booking commission to Verinido. Stripe collects payment at booking. Funds may first reach the host's Stripe balance; a bank payout is eligible no earlier than 72 hours after local check-in, subject to verification, disputes and bank processing. Verinido is not an escrow provider and does not promise a bank receipt date. The host receives accommodation and cleaning less valid refunds/reversals; separately disclosed cancellation charges may apply. A payment is confirmed by the system, not a screenshot. Do not pay an unexpected recipient or disclose card/security codes to support.

6. Cancellation and refunds

For voluntary guest cancellation before arrival, the saved policy refunds accommodation and cleaning in full at least 14 days before check-in; 7–13 days refunds 50% of accommodation and all cleaning; less than 7 days refunds cleaning only. The platform fee is retained unless a mandatory right or a remedy for non-performance requires otherwise. Days use the property's local calendar. Host or system cancellation refunds the guest's paid total. The host cancellation charge equals the platform service fee for that booking and is shown before confirmation; it also applies to double bookings. It is not an unlimited penalty and does not restrict a guest's mandatory remedy if the host has not paid. Report unavailable accommodation through support immediately. No-show, early departure, serious defects and extraordinary events are reviewed on the evidence and applicable law; there is no automatic entitlement to charge an unproven damage claim. Refund processing and the bank's credit time are distinct. These rules do not replace statutory withdrawal rights for the separate platform service.

7. Verification, reviews and communications

Identity, property checks and system payment status provide evidence for informed booking decisions within the scope shown. Verified completed stays, ratings and reviews build a history for that host at that property; a new host starts a separate history. A check is not a guarantee of future conduct, uninterrupted availability or the resolution of every dispute. Reviews must reflect a genuine stay and must not contain unlawful content, threats or private identifiers. Users retain their content rights and grant only the permission needed to display and operate the service. Report unlawful content or errors to support; moderation decisions should include reasons and a route to challenge them.

8. Problems, suspension and liability

Contact support promptly with the booking reference and relevant evidence; immediate danger should be reported to emergency services. Verinido may proportionately restrict access for fraud, unlawful activity, security risks, non-payment or material breach, explaining the reason and allowing review where lawful. Closure does not erase existing payment or refund obligations. Each party remains responsible for its own obligations and proven breach. Verinido does not assume the host's accommodation obligations merely by providing tools, but remains responsible for its own service under applicable law. Nothing excludes liability that cannot lawfully be excluded, including mandatory consumer remedies. No blanket waiver of claims or unlimited user indemnity applies.

9. Version, language and disputes

English is the drafting master, with matching versions in Swedish, Spanish, Norwegian Bokmål, Danish and German. An English wording does not override mandatory consumer rights or a clearer promise in the language used to contract. Swedish law governs the platform agreement, without removing mandatory protection in the consumer's habitual residence or competent courts there. The accommodation contract remains separate. Send complaints to support@verinido.com or legal@verinido.com, including the booking reference, issue and requested remedy. You may approach ARN (arn.se) when competent, or your competent consumer body or court; an internal complaint is not a prerequisite to statutory remedies. Material changes are notified before taking effect, with new acceptance where required. No change silently rewrites an existing booking. If a term is invalid, mandatory law applies and the rest continues where lawful. Closure is available through account settings or support, without cancelling existing bookings or valid settlement obligations.

10. Statutory withdrawal and requests

Accommodation booked for specific dates normally falls outside the statutory 14-day distance-contract withdrawal right. We do not extend that exception automatically to Verinido's separate paid service. Where that right applies, you may withdraw within 14 days after the service contract is concluded, without giving a reason, by an unequivocal message to support@verinido.com or the postal address above. Model notice: ‘I withdraw from my Verinido platform service agreement; contract/booking reference; date contracted; name; address; date of this notice.’ A signature is needed only for a paper notice. The model is optional. A valid withdrawal is reimbursed within the applicable statutory time, ordinarily 14 days after notice, using the original method unless otherwise agreed without cost. Any deduction for work already provided requires the legally required prior information and express request for early performance; accepting general terms alone is not such a request or a waiver. The right is lost on full performance only if all legal conditions, including prior express consent and acknowledgement, are met. Withdrawal from the platform service is not automatically cancellation of the accommodation. The launch checkout must explain this distinction and provide the online withdrawal function wherever required.

11. Host-instructed reporting — processing terms

For guest-register processing performed solely on a host's documented instructions, the host is controller and Verinido processor. This clause forms the processing agreement only when accepted with the host's identified account and property connection. It is not a separate power of attorney requested by SES. Instructions cover collecting, validating, storing, transmitting, reconciling, correcting and returning the necessary guest/companion identity, contact, stay, payment and signature fields and authority receipts for that property, for the connected service's duration. The host determines lawful collection and required retention and informs travellers. Verinido processes only these instructions, including transfers, or binding law (notifying the host unless prohibited), flags unlawful instructions, binds authorised staff to confidentiality, and uses least-privilege access, encryption, audit trails, backups and recovery controls. It assists with rights requests, security, breach notification and impact assessments, and notifies the host without undue delay on becoming aware of a personal-data breach. HostUp supplies hosting/email as subprocessor; no guest-report payload is authorised for AI use by this clause. Additional subprocessors require equivalent written obligations and advance notice allowing a reasonable objection; if unresolved, the affected processing is paused or ended with export. Verinido remains responsible for subprocessors' performance. On ending, the host chooses return or deletion, including copies unless applicable law requires storage; retained data is isolated for that duty. Compliance information and reasonable audits are available, without restricting statutory inspection rights. Independent platform accounting, fraud prevention and statutory platform reporting remain separate controller purposes, not host instructions.
